NAHC’s CM service includes design and implementation of housing rehabilitation and modernization programs by developing the scope of work, cost estimates, overseeing preparation of bid documents, plan designs, coordination with contractors, inspections, and HUD compliance reporting. All of NAHC’s projects are planned, scheduled and monitored regularly utilizing the Critical Path Method approach.
Utilizing its ability in material take-off & cost estimating, NAHC creates its own unit price system based on actual numbers, using data from similar projects. State of the art methods and equipment are applied utilizing Microsoft Project to closely track the budget, schedule, and the process in general. The AutoCAD’s architectural system is utilized to produce construction drawings and other computer software for data management reports.
Since 1995 NAHC has used the cost and quality control concepts within its management work, utilizing different procurement methods. NAHC CM also includes training homebuyers in the area of housing maintenance and contractors in other areas such as labor compliance, billing methods, insurance requirements, etc.
Finally, and one of the more important skills of the company, is NAHC’s team approach to successfully manage its projects from design to construction. In keeping with its strong belief utilizing the team approach concept, NAHC always does its best to include the residents who live or will live in the homes as well as the housing managers.
